Choosing a position on the water

The first row on the water carries the strongest view, while the rows behind it can give you more space and better privacy at a steadier price. We read each position with you as a home, not as a row number.

Keeping your privacy with a water view
The inspection traces separation from paths and seating, floor level, window and garden orientation, and bedroom outlook. An oblique water view may provide more privacy than direct frontage, so the trade-off is judged from the actual available positions rather than a generic row label.
In the larger homes we settle how the garden meets the water and where the service access and the car go; in the elevated homes we look at the balcony, the breeze and how well the facades are insulated. The best position changes with the type of home, which is why we never recommend a location before the type is settled.

Prices, and how you pay
Current Crystalline releases open around EGP 25–27 million according to home category, with a plan beginning at 5% and extending for as long as eight years. Larger villas sit above this opening band because of their area and position; their specific quotation follows unit choice.
The two figures belong to different homes, each one opening its own offer; every price ties back to its plan, its size and its row. We add the maintenance and the payment at handover so you see the full cost.

When Crystalline is expected
Work at Crystalline began on 27 May 2025, and the phase carries an expected completion date of 31 December 2028. Once you have chosen a home we go through its contractual date, its full-finish specification and whether the air conditioning is included.
A coastal handover needs organising before the summer: we check the finishing, the water, the air conditioning, the insulation and the outdoor areas, and we put those steps into your calendar alongside the payment dates.

Does EGP 25M buy a villa?
No — that is where selected choices in the phase begin, and villas differ with their size and their position. We tie the price to the specific type of home and its area.
Does a duplex work at the coast?
It suits a buyer who wants the entertaining separated from the bedrooms, provided the stairs are comfortable and the layout fits your family. We walk you through one so you can judge.
Is air conditioning included?
It comes with certain sea-view specifications, and we confirm in writing what is included in your particular home on its finishing schedule before you sign.
